Community Meeting:  For preliminary review of the proposal.  6:00 P.M., 07/11/2017, at the Lake Wilderness Lodge, Maple Room, 22500 SE 248th Street, Maple Valley

Project Description:  Proposed preliminary plat of 3.97 acres into 16 single-family lots with associated roadway and drainage improvements

Location:   Lake Wilderness Country Club Drive SE and SE 263rd, Maple Valley

Process:  Hearing Examiner makes the decision to approve, approve with conditions, or to deny the preliminary plat application after the public hearing (to be scheduled).

Environmental Review:  The Maple Valley Department of Community Development expects to issue a Mitigated Determination of Non-Significance M(DNS) for this project.  The Optional (M)DNS process in WAC 197-11-355 is being used.  This may be your only opportunity to comment on the environmental impacts of the proposal.  The proposal may include mitigation measures under applicable codes, and the project review process may incorporate or require mitigation measures regardless of whether an EIS is prepared.  A copy of the subsequent threshold determination for the proposal may be obtained upon request. 

Agencies, tribes, and the public are encouraged to review and comment on the proposed project and its probable environmental impacts.  Comments must be submitted by 07/18/2017.

Conditions of approval other than the mitigation required by Maple Valley’s Development Regulations might include off-site transportation system improvements as determined by the Maple Valley Public Works Department; and, a fire mitigation fee as proposed by Maple Valley Fire and Life Safety (King County Fire District No. 43).
